Most cleaning complaints are not about cleaning. Nobody wrote down what was supposed to happen, so nobody can say whether it did.
Janitorial service fixes that. A written scope of work, a fixed monthly price, and a record of every visit. For offices, retail, practices, and community buildings across Los Angeles.
A one-off clean is a job. Janitorial service is an arrangement. Five things change.
A written scope of work. Every task listed, with how often each one happens. Daily, weekly, monthly, and quarterly tasks are separated out, so nobody assumes the vents get done every night.
Fixed pricing. One price, agreed at the start, that does not move each month. You can budget for it a year ahead.
Cleaning logs. A record of each visit, what was covered, and who was there. Available whenever you want them.
One point of contact. One person you call, who knows your building. Not a call center and not a different number each time.
The same people, every visit. Not a rotating crew. You get the owners of the business cleaning your building, so they learn it. Which door sticks, which floor cannot take water, which room is never used, which tenant works late on Thursdays.
This is the part most janitorial companies cannot offer. Larger firms staff contracts from a pool, so the people in your building change and nobody builds up any knowledge of it. Ours does not change.
If none of that matters to you, book a commercial clean instead. It is cheaper and it is the right choice for a lot of buildings.
The scope is the whole product. This is roughly what one looks like, and yours is built at the walkthrough.
For most facility and property managers, this is why janitorial service exists.
Cleaning logs. A record of each visit, dated, listing what was covered. Useful when a tenant complains, when an inspection is coming, or when you need to show a landlord the building is being maintained.
Consumables reporting. We tell you what is running low before it runs out, rather than after somebody finds an empty dispenser.
Issue reporting. A dripping tap, a failed light, a damaged floor tile, a door that no longer closes. We are in your building more often than you are, so you hear about it the same day.
Scope changes in writing. If a task is added or dropped, it is documented. Nobody is relying on a conversation from three months ago.
It suits you if you manage a building and you are tired of not knowing whether the cleaning got done. Offices, retail units, medical and dental practices, small warehouses, and community buildings, on one to three visits a week.
It also suits you if the last contractor sent a different crew every few months. Nobody learned the building, the standard slipped, and the invoice stayed the same.
It does not suit you if you need a full crew in a large building every night. We work with a limited number of buildings on purpose, because the whole point is that the same people clean yours every visit. If we cannot fit your building into the schedule properly, we will tell you at the walkthrough instead of taking the contract and letting the standard drop.
And you may not need it at all. If you just want the building cleaned and you are happy to book visits as you go, commercial cleaning is cheaper and it is the right answer for plenty of buildings. The scope document, the fixed price, and the logs are what you pay extra for. If those do not solve a problem you actually have, do not buy them.
One fixed monthly price, set from the walkthrough and the scope.
Janitorial pricing cannot come from a rate card, because the price comes from the scope rather than the square footage. Two buildings the same size can need completely different work.
Once the scope is agreed, the price is fixed. You can budget a year ahead and you are not renegotiating every month.
If the building needs a one-time reset before ongoing work makes sense, that gets quoted separately and clearly. It does not get folded into the monthly figure where you cannot see it.
Commercial cleaning is a job you book. Janitorial service is an ongoing arrangement with a written scope of work, fixed pricing, cleaning logs, and one point of contact. The cleaning itself is the same. What you are buying is the structure around it. If you do not need that, commercial cleaning costs less.
Yes. Buildings change. Tell us and we will requote in writing. Nothing changes unless you agree to it first.
Tell us and we will put it right. The scope and the log exist precisely so this is a specific question with a specific answer rather than a disagreement about what was meant.
Small and mid-size buildings on one to three visits a week. We keep the number of contracts limited so the same people clean your building every time. If your building needs a full nightly crew, we will say so at the walkthrough.
A few in the same area, yes, with one scope, one contact, and one invoice. For a large portfolio needing nightly coverage everywhere, we would be honest at the walkthrough about what we can take on.
We restock from the stock you keep on site and report when something is running low.
Tell us the type of building, roughly the size, and how often you need it cleaned. We will walk it, write the scope of work, and give you one fixed monthly price.
