We work around your check-out and check-in times

Most Los Angeles listings run an 11am check-out and a 3pm or 4pm check-in. That gives a four-hour window, and it does not move. A late clean is a bad review or a refund.

So we schedule around your calendar, not ours. Tell us your check-out and check-in times and we build the visit to fit inside them.

What we commit to

Send us your booking calendar and we reserve your turnover slots in advance. You are not competing for a slot every week. Your dates are already held.

Same-day requests get an answer within the hour. You will never be left wondering whether you are covered. If we cannot make it, you find out fast enough to arrange something else.

Recurring clients get first call on short-notice work. If two requests come in for the same slot, the client we clean for every week comes first.

Late check-out? Message us and we move the start time. We would rather adjust than turn up and wait outside.

That last point matters more than it sounds. Most of the panic around turnovers is not about the cleaning. It is about not knowing whether anyone is coming. We answer fast, so you can plan.

What a turnover includes

A turnover is not the same as a house clean. Nobody lives here. The job is to remove every trace of the last guest and set the place up for the next one.

Every room
  • Dust all surfaces, shelves, and decor
  • Wipe light switches, door handles, remotes, and switch plates
  • Clean mirrors and glass
  • Vacuum carpets and rugs, then vacuum or mop hard floors
  • Empty all trash and replace the liners
Kitchen
  • Clean and disinfect counters, sink, and faucet
  • Wipe the outside of the fridge, oven, and dishwasher, and clean inside the microwave
  • Clean the stovetop and wipe the range hood
  • Check the fridge and remove anything a guest left behind
  • Run or empty the dishwasher, put dishes away, and check glasses and cutlery are clean
Bathrooms
  • Scrub and disinfect the toilet, inside and out
  • Clean the shower, tub, tiles, and glass
  • Clean the sink, counter, and faucet
  • Fresh towels, folded and set out
  • Restock toilet paper and toiletries
Bedrooms
  • Strip the beds and put on fresh sheets and pillowcases
  • Make the beds to match your listing photos
  • Dust nightstands, dressers, headboards, and lamps
  • Reset blinds or curtains the way your photos show them
  • Check under the bed, in drawers, and in the closet for items left behind
Before we leave
  • Reset furniture, cushions, and decor to match your photos
  • Check that lights, AC, and heating are set the way you want them
  • Note anything broken, missing, or needing repair
  • Lock up and confirm the property is secure
  • Send you photos of the finished space

Linens, your way

Linens are the part most cleaners are vague about, so here is how we do it.

We can wash them on site. If your rental has a washer and dryer, we launder the sheets and towels during the turnover. Nothing leaves the property.

Or we can take them away. If there is no laundry on site, or you would rather have fresh sets ready to go, we take the dirty linens with us and bring them back clean.

It is your call, and you can change it any time. Some owners prefer one, some the other, and some switch depending on how tight the turnaround is.

Restocking. We replace the supplies guests use up: toilet paper, paper towels, hand soap, shampoo, dish soap, and trash bags.

Keep them in a supply closet or cupboard and we will refill from there each visit. No markup, no handling fee, nothing added to your bill. We are using your supplies, so there is nothing for us to charge for.

When something is running low, we tell you before you run out. Not after a guest has already complained about it.

We reset the space to match your photos

This is the part that separates a turnover from a regular clean, and most cleaners skip it.

Guests move things. Cushions end up on the floor, chairs get pushed around, the throw blanket that was folded on the arm of the couch is now in a heap. The place can be spotless and still look wrong to the next guest, because it does not look like the photos they booked from.

So before we leave, we put it back. Furniture where it belongs. Cushions arranged. Beds made the way your listing shows them. Decor straightened. Towels folded the same way each time.

Send us your listing photos once and we will work from them on every visit. Your first guest and your fiftieth walk into the same room.

You get photos before the next guest arrives

We photograph the finished space at the end of every turnover and send them to you.

You do not have to drive over to check. You do not have to hope. If you are managing the property from another city, or another country, you can see it is ready from your phone.

It also protects both of us. If a guest reports something, there is a record of how the property looked when we left it.

We tell you what we find

Between guests, we are often the only person who sets foot in your property. So we look, and we tell you.

Broken items. Stained linens or towels that need replacing. Missing kitchenware. Marks on walls or furniture. A dripping faucet or a slow drain. Anything that would bother the next guest, or that you might want to raise with the last one.

You hear about it the same day, with photos, while there is still time to do something about it.

Access: How we get in

Most of our rental clients never meet us at the door, and that is the point. Turnovers happen while you are somewhere else.

We work with lockboxes, smart locks and keypad codes, building fobs, and straightforward key handover. Whatever you already have set up, we will use.

If you use a smart lock, you can give us a code and change it whenever you want. If there is a lockbox, tell us the location and the combination. For buildings with a front desk or gate, let us know the process and we will follow it.

This is also why background checks matter. Every cleaner we send is screened and trained before working alone, and the whole team is covered by our liability insurance. You are giving someone access to a property full of your things, and you should know who.

The three kinds of rental we clean

Not every rental in LA is an Airbnb

Los Angeles rental rules changed a lot in the last two years, and they are different in every city. So the property you own may not be the kind of rental you originally planned. We clean all three types, and each one needs something different.

Short-term rentals

Airbnb, VRBO, and similar, where guests stay under 30 days and you are not living there. Legal in the City of Los Angeles when the property is your primary residence, with a registration certificate.

What you need: fast turnovers inside the check-out to check-in window, fresh linens, restocking, and the space reset to match your listing photos.

Home-shares

You rent a room in the home you live in, and you stay on site while the guest is there. This is the only legal short-term rental in Santa Monica and West Hollywood.

What you need: something different from a full turnover. The guest room and the shared bathroom need a guest-ready reset between stays, but the rest of your home is lived in. Most cleaning companies quote you for a whole-property turnover because they have not thought about it. We will quote you for the part that actually needs it, and you can add the rest of the house on whatever schedule suits you.

Furnished mid-term and corporate rentals

Stays of 30 days or more. Furnished leases, corporate housing, relocation tenants, and travelling professionals. This is where a lot of Beverly Hills and Santa Monica owners moved after the short-term rules tightened, and it is growing fast.

What you need: a full changeover clean between tenants, which is a much bigger job than a turnover. Someone has lived there for a month or six. That means inside appliances, inside cabinets, baseboards, marks on walls, and a proper reset for the next tenant. We treat it as a deep clean, not a turnover, and we price it that way.

FAQs

Can you do a same-day turnover?

Yes, and it is most of what we do. Send us your booking calendar and we will hold the slots ahead of time. For last-minute bookings, get in touch as soon as you know and we will tell you right away whether we can cover it.

Do you wash the linens?

Either way. If the property has a washer and dryer, we wash them during the turnover. If not, we take them away and bring them back clean. Your choice, and you can switch any time.

What if my guest checks out late?

Message us and we will move the start time. We would rather adjust than arrive and wait outside.

Do you restock supplies?

Yes. Keep toilet paper, paper towels, soap, and trash bags in a supply closet and we will refill from there each visit. We will tell you when something is running low.

How will I know the property is ready?

We send you photos of the finished space at the end of every turnover. You can see it is guest-ready from your phone.

Do you clean regularly, or only one-off?

Both. Most of our rental clients are on a recurring schedule tied to their booking calendar. One-off turnovers are fine too.

I rent a room in my own home. Do I need a full turnover clean?

No, and you should not pay for one. We can clean just the guest room and the shared bathroom between stays, then handle the rest of your home on a separate schedule if you want. Tell us how your place is set up and we will quote for the part that needs it.

Do you clean furnished mid-term or corporate rentals?

Yes, and a lot of them. A changeover after a tenant has lived somewhere for a month or more is a much bigger job than a turnover between guests. Inside appliances, inside cabinets, baseboards, wall marks. We treat it as a deep clean and price it separately.

Do you charge extra for the supplies you restock?
